A guard-gated golf community at the southern entrance to town, with custom homes on large lots and the FireRock Country Club course threading through the desert. Rents are at the top of the Fountain Hills range and the tenant is typically an executive or a seasonal resident leasing a furnished home for the winter.

Gated golf-course living on the western hills with views back across the Valley, a mix of custom and semi-custom homes, and an association that keeps the community to a high standard. Steady demand from relocating professionals who want the view without the North Scottsdale price.

The north end of town, built around the SunRidge Canyon course with hillside lots and newer construction than the town center. Family-oriented and well kept, with the trails of McDowell Mountain Regional Park at the top of the road.

The original center of town: the lake, the fountain, the Avenue of the Fountains with its restaurants and events, and the established neighborhoods around them. Condos and townhomes here are the most affordable entry point in Fountain Hills and rent to people who want to walk to everything.

North along the river, Rio Verde and Tonto Verde are golf communities with a largely seasonal population, and the Verde River and Saguaro Lake are the weekend. Remote-owner territory, where a manager who checks on an empty home is the whole point.

Over the pass on Shea Boulevard is McDowell Mountain Ranch and the rest of North Scottsdale. Many Fountain Hills owners hold in both, and we manage across the line so a growing portfolio stays with one company.
